Yes — and this is important. Some companies only pump the liquid effluent layer, leaving the sludge and scum behind. That's not a real pump-out. We remove all three layers completely, then backflush and rinse the tank interior. If a company quotes you an unusually low price, ask specifically whether solids are included. For a standard residential tank (1,000–1,500 gallons) with easy access, plan on 1 to 2 hours from arrival to departure. The actual pumping takes 20–30 minutes; the rest is setup, inspection, cleanup, and documentation. Larger tanks or difficult access can extend the visit to 2–3 hours. Yes. We locate the tank using property records or a probe, then carefully dig out the lid by hand. This typically adds 15–30 minutes to the job and may add a small access fee. If this is a recurring issue, we can also install a riser during the visit so future service is faster and cleaner. Risers typically cost $150–$350 installed.

No. We take care to protect your property. Our hose reaches up to 100 feet from the truck, so we rarely need to drive over lawns. We use drop cloths at the tank opening, work carefully around plants, and clean up all debris before leaving. If we do need to dig, we replace the soil and sod as neatly as possible.
